Buying a Vineyard: Five Questions to Ask Before Making an Offer
Buying a vineyard can be incredibly exciting, but do not let beautiful rows of vines be the end of your analysis.
Start with five questions.
1. What exactly is planted?
Understand varietals, acreage, vine age, clones and rootstocks where applicable.
2. What is the production history?
Past yields can help you better understand the vineyard's performance.
3. Where does the water come from?
Understand wells, irrigation infrastructure, storage and other relevant water considerations.
4. Is the fruit under contract?
If the vineyard is producing commercially, understand existing agreements and how they may affect the transaction.
5. What are your goals?
Do you want agricultural income? A wine brand? A lifestyle vineyard? An estate surrounded by vines?
Those are very different objectives.
My years in viticulture and winemaking taught me to look at a vineyard as an agricultural system—not simply a beautiful backdrop.
When real estate and agriculture intersect, due diligence matters.
