What Buyers Should Know About Septic Systems Before Purchasing Rural Property
Septic systems are common throughout rural North County.
If you have never owned one, the word “septic” may sound complicated. In reality, these systems are simply another part of rural property ownership that deserves proper due diligence.
Before purchasing, understand the type and location of the system, its condition, maintenance history and whether it appropriately serves the existing improvements.
This becomes especially important if you hope to remodel, add bedrooms, build another residence or expand how the property is used.
Do not assume that because there is plenty of land, you can automatically build whatever you want.
The septic system, water, zoning, access and county requirements may all affect future plans.
When I help buyers evaluate rural properties, I want us thinking not only about what exists today, but also about what they hope to do five or ten years from now.
That future vision can change which property is the right purchase.
