What Adds Value to a Rural Property?
Rural property value is not determined by the house alone.
In fact, some of the features that matter most to buyers may be outside.
Reliable water infrastructure can be extremely important.
So can usable land, maintained access, quality fencing, shops, barns, guest accommodations, storage, solar, thoughtfully designed outdoor spaces and established agricultural improvements.
Views and privacy matter, but functionality matters too.
A spectacular property becomes much more compelling when buyers can understand how to live there.
For sellers, this is why I spend time learning the property before developing the marketing.
That unassuming water tank, upgraded well equipment, permitted shop or carefully maintained road may not feel glamorous.
To the right buyer, it may be one of the most valuable features you have.
